This property was refurbished in full, after a BMV purchase

It is a three-bed mid-terrace property in Darlington.

The property needed extensive refurbishment, including a new kitchen and bathroom

We replaced the kitchen, bathroom, all carpets, doors & most skirting boards.

The entire house was painted, and most of the flooring was replaced.

Further to this we replaced the roof on the outbuilding.

We purchased the property anticipating £625PCM in rent but since rents have risen suddenly and supply has dropped we were able to obtain £725PCM

Overview

This property was purchased via the standard method of Rightmove.
 
It was a four-bed end terrace (we own next door)

 

The property was secured since we offered to buy another of his properties a few doors up, which was in dire straits (incidentally, we purchased that for 30k cash and sold it three weeks later for 61k)

 

We purchased and immediately refurbished the entire property into a 3-bed HMO charging £120PW PR.

Since we owned next door, we linked the heating and hot water systems, meaning we only have one gas bill for the two properties, and since we used a large unvented cylinder to supply the five mixer showers (one electric) the costs will be minimal.
